If certain requirements of the Zoning Ordinance deprive the property owner "reasonable use of the land or buildings" because of special circumstances or conditions which are peculiar to the land or building then the property owner may apply for an Exception (Section 17.12.230 of the Casper Municipal Code).
All submittals must include a completed application with original signature of the property owner, proof of ownership, and non-refundable application fee.
All applications must be submitted at least 30 days prior to a scheduled Planning and Zoning Commission
public hearing. All property owners within a 300' radius will be notified by mail and invited to make comments on the petition. The subject property will be posted with a public notice and public notice will be published in the newspaper. The Planning and Zoning Commission will conduct a public hearing and if they decide there is a "hardship" related to the land or buildings, they will approve the Exception. If a "hardship" cannot be proven, they will deny the Exception.
